Tenant Rep

EMC-RE provides tenant representation services designed to satisfy all corporate governance, health and safety and occupational needs. Our goal is to keep occupation costs and risks to a minimum whilst transacting in some of the most challenging property market environments anywhere in the world.


We deal with property dispositions and acquisitions in any market, and we also provide a single point of contact to manage cross-border transactions. Our preference is to be involved at the earliest stages of the decision to dispose or acquire a property as this allows us to maximize sale proceeds, manage expectations and to produce the best possible result.

Acquiring

  • Detailing and comparing the 'real' available options that meet/exceed the occupier's occupation requirements

  • Leveraging the occupier's brand and EMC-RE's market knowledge to negotiate the most competitive lease terms and conditions

  • Presenting full cost of occupation for the full term of the obligation whether freehold or leasehold, before any commitment is made

  • Providing information required to complete background checks

  • Completing full due diligence

  • Providing the support required for internal business case approvals in the occupier's format

Disposing

  • Advising on the most appropriate form of exit to exceed the targets of the occupier

  • Planning the disposal to maximize sale proceeds and minimize risks

  • Producing a marketing campaign to affectively reach the pre-agreed list of potential purchasers

  • Reporting marketing progress in a concise format highlighting market activity with competing products

  • Negotiating to achieve the highest price in the optimal timeframe

  • Leading the process through to completion and exchange of contracts

Renegotiating

  • Planning at a portfolio level a property renegotiation strategy through portfolio and market analyses and prioritisation of critical lease dates

  • Producing market analyses to highlight the optimum potential outcome of a renegotiation on an individual property basis

  • Negotiating with the landlord to minimize the corporate's ongoing property occupation costs

  • Agreeing terms and conditions and providing supporting information for internal business cases

  • Updating lease abstracts for upload to corporate property database

Landlord Rep

EMC-RE fully understands owner real estate investment issues and the importance of managing property to maximize returns and minimize the risks of rental voids. We regularly provide investors with property strategies, either on a portfolio or building-by-building basis. This may be for existing holdings or new opportunities in new markets.

We produce building SWOT analyses, and tenant profiles to anticipate which income streams may be at risk. Through discussions at a local and international level we aim to minimize the potential of occupiers leaving the property. Of course, it is inevitable that some tenants will leave and in those instances we operate quickly to ensure other targets, whether they are already in or entering the market, are made aware of the opportunity.

Leasing

EMC-RE provides leasing services, including:

  • Planning a leasing strategy to ensure that the property is leased effectively whether floor by floor or as a whole

  • Drafting and agreeing the most appropriate lease terms to attract the right occupiers for the property

  • Profiling occupiers that are most likely to be interested in the building and drafting a target list of potential tenants

  • Producing a marketing campaign with clear and accurate property details to effectively reach the pre-agreed list of potential occupiers

  • Utilising our in-house marketing tools to ensure that the opportunity reaches occupiers via the internet

  • Contacting potential occupiers methodically and proactively by leveraging our local and international network

  • Negotiating to achieve the highest price and optimum lease terms

  • Leading the process through to completion and exchange of contracts

Sales

EMC-RE provides sales services including the planning of sales strategies to ensure that the property is sold effectively whether floor by floor or the whole.

In some instances the most appropriate action may be to lease the property first or in parallel to a sale and in such cases the leasing strategy detailed above will be run in conjunction with the sale.
