As assignment in Victoria, Seychelles this week valuing an office and residential portfolio. The capital Victoria is very small and relies on the tourist and financial services industries.
Recent changes in legislation have expanded the ability for foreigners to purchase property. This tends to target high-end properties, and we have yet to see how much impact this has on values.
One interesting feature of the real estate market is that official valuations are carried out by Quantity Surveyors. I believe this is because most of the value tends to be in the land with a portion attributed to the buildings which reflects their size, age and condition. I think I might use this on more valuations in the future!
