I am currently in Colombo. I don't have a local SIM but my normal mobile works here. I am doing a strategic review of a client's real estate in the city. The residential market has collapsed, but the commercial market is still OK, mainly because of security-driven issues.

The prime residential locations in Kigali are just south of the Central Business District, being also where a number of the embassies are situated and the Hotel Rwanda. Another preferred district is to the north of the Boulevard de l'Umaganda where most of the ministries are located. At the end of this road there is the new US Embassy.

RESIDENTIAL

There was an explosion of upmarket apartment block development post-Tsunami in Sri Lanka's capital, fuelled by an influx of foreign money and an emerging residential investment market. Since the resurgence of the civil war that has all stopped.

The residential market in Colombo is currently weak and there has been a drop in capital values of 20-30% in the last 12 months.

There are a number of high-end apartment buildings which have recently completed or may be about to complete. In general these developers are safe because they have sold some time ago off-plan (eg Empire in 02). However, there are some very prominent developments that have stopped, particularly along Galle Road.

OVERVIEW

The historic CBD in Accra, Ghana runs along the north side of High Street. This is the location of Standard Chartered Bank, Ghana Commercial Bank and Barclays. To its eastern half it also houses many Government Ministries.

Because of congestion issues in this area of the city, much of the new development has focused to the north of High Street in the Ridge area, and particularly along Independence Avenue

Additionally there is a pocket of development in Airport City, adjacent to Accra International Airport.

RESIDENTIAL

In general the best residential districts in Freetown, Sierra Leone are to the west and south of the city. To the west there is the upmarket and touristic area of Aberdeen and Lumley beach. To the south there are the hills, views and a slightly cooler environment and a less frenetic pace of life.

In particular to the south there is an ex-pat focus on thearea around Spur Road and Hill Station. There is a reasonable level of development activity, including apartment construction. This is most concentrated in the Leicester Peak locality which is where IMAT and the US Embassy are sited.

OVERVIEW

The main office locations in Dakar are Downtown (Plateau) to the south, Point E just to the north of Downtown and Les Almadies/Ngor in the north.

Downtown is the location of most of the State's Ministries, many of the Embassies, Senegal's utility companies, and the national and regional banks. It is highly congested, densely developed and dirty.

Point E is essentially a spill-over location from Downtown and many professional services companies are located here.

Les Almadies/Ngor is an increasingly popular location particularly with western corporates.
