19 Oct 2017 - Bangladesh (Dhaka)

James Whitmee

I have flown from Thailand to Dhaka in Bangladesh on Biman, the Bangladesh national airline. The flight is around two and a half hours and was good. I didn’t have time to get a visa in London so I got one on arrival which was relatively straight forward for me as I had an invitation letter, although someone who had turned up as a tourist without any documentation was having problems getting through.

I have been looking at the office market in an area of the city known as Eskaton / Banglamotor, and between the old Sheraton Hotel and Farmgate. This is an area of the city where a lot of media companies are located, and there are some large modern developments including SEL’s Rose-N-Dale and Abdul Monem’s Monem Business District (Dhaka’s largest building at around 700,000 sq ft).

New offices here are generally offered on a shell and core or semi-fitted basis, and floor areas are quoted gross. Car parking provision is very light (I have been finding generally around 1:2,000 sq ft) and fire detection and fire suppression systems are also generally not to the highest standard. Rents in this part of town are in a range of BDT 70-140 /sq ft /month for new space, but much higher in areas such as Banani and Gulshan-2.
